1) Who We Are

Bartlett Remodeling LLC (DBA Barn Master) (“Bartlett Remodeling,” “we,” “us,” “our”) provides remodeling and barn restoration services.

We are insured.
We are not currently licensed, and we do not represent ourselves as licensed where licensing is required.

Service Area: Central & Northern Michigan (and barn restoration projects may be considered beyond that area depending on scope).

2) Website Use

You agree to use the website for lawful purposes only and not to misuse it. That includes no:

Hacking, scraping, spamming, or attempting to disrupt the site

Uploading malicious code or harmful files

Using the site for unlawful activity

We may restrict access if the website is misused.

3) Estimates & Consultations

Free Estimates

Estimates are free within 10 miles of our primary service area.

Paid Consultations

Paid consultations may apply for:

Barn restoration projects

Projects beyond 10 miles

Complex scoping or travel-intensive requests

If a paid consultation applies, we will tell you upfront before any charge is due.

Estimates Are Not Binding

All estimates and discussions are non-binding and subject to change based on:

Site inspection findings

Scope changes

Material availability/pricing

Structural conditions discovered during work

A final scope and price are confirmed only through a written agreement, approved quote, or invoice.

4) Scheduling, Delays & Site Conditions

We do our best to meet timelines, but schedules can change due to:

Weather

Material delays

Site access issues

Hidden damage or structural conditions

Changes requested by the customer

You agree to provide reasonable access to the job site and keep the work area safe and accessible.

5) Payments (Including Online Payments)

We may accept online payments through a third-party payment processor (such as Stripe). By submitting payment, you authorize us (and the processor) to charge the payment method you provide.

Important notes:

We do not store full card numbers on our servers.

If a payment fails or is reversed, work may be paused until the account is brought current.

Chargebacks or disputed payments may result in paused service and additional administrative costs where permitted.

Refunds, deposits, and milestone payment terms (if applicable) will be communicated in writing for each job or consultation.

6) Cancellations (Paid Consultations)

If you book a paid consultation, cancellation/reschedule terms (including any applicable fees) will be disclosed at the time of booking or invoicing.

7) SMS & Email Communications

If you submit a form or provide your contact information, you may receive messages from us related to:

Estimates and follow-ups

Scheduling and appointment confirmations

Missed call texts

Review requests

Occasional marketing/promotional messages (only where consented)
Message Frequency & Carrier Liability:

By opting in to our promotional SMS program, you consent to receive up to four marketing text messages per month from Bartlett Remodeling LLC (DBA Barn Master). Message and data rates may apply. You can reply STOP at any time to opt out or HELP for assistance. Carriers are not liable for delayed or undelivered messages.

You may also receive non‑marketing text messages related to your project—such as appointment confirmations, estimate revisions, or contract documents. These messages are sent only when necessary to deliver our services; message frequency varies based on your interactions. Message and data rates may apply. 8) Warranty Disclaimer

Any warranty coverage for workmanship, materials, or products (if offered) will be described in writing in the job agreement, quote, invoice, or manufacturer documentation.

Unless specifically stated in writing:

We make no additional warranties beyond those required by law.

Manufacturer warranties (if applicable) are provided by the manufacturer, not Bartlett Remodeling LLC.

Normal wear and tear, lack of maintenance, misuse, or modifications by others are not covered.

Nothing in this section limits any rights you may have under applicable Michigan law.

9) Photo & Video Permission

To document our work and improve service quality, we may take photos or videos of projects before, during, or after completion.

By hiring us or allowing work to be performed at your property, you grant Bartlett Remodeling LLC permission to capture and use project photos/videos for:

Project documentation

Internal records

Portfolio, website, and social media marketing

Estimates and planning references

Privacy note: We will make reasonable efforts to avoid capturing personally sensitive information and to avoid showing identifying details like family photos, mail, or security system screens.

If you want to opt out of marketing use, you can request this in writing at any time by contacting us at [email protected]. (We can still keep photos needed for documentation, warranty, or legal purposes.)

10) Disclaimer (Website Content)

Information on this site is provided for general informational purposes. We make reasonable efforts to keep content accurate, but we do not guarantee that all information is complete, current, or applicable to every situation.

The website does not create a contractor-client relationship by itself. That happens only when a project is formally accepted in writing.

11) Limitation of Liability

To the fullest extent permitted by Michigan law, Bartlett Remodeling LLC will not be liable for indirect, incidental, special, or consequential damages related to your use of the website or services.
